Owners, here is what you can expect from us:
Market Price Advice
Once you hire us, we will visit your property. Using our knowledge of the local rental market we will prepare a recommendation of a monthly rental price range you may expect for your property. We may also make some recommendations to you for preparing your property in order to maximize your income. This may include recommending that you purchase a Home Warranty to minimize your potential expenses
Prepare a Marketing Plan
We will determine the most effective and available ways to market your property for rent. These may include signs, placement on our and other websites, flyers, newspaper, and other print media.
Show Your Property
We will welcome all rental inquiries and perform an initial screening of all prospective tenants. We will then show your property to qualified tenants.
Tenant Screening
Once we have identified a potential tenant match we will have all tenants over 18 years of age that will be occupying the property complete a Tenant Application. We then have each tenant screened for any Criminal Background History, Past Evictions, or National Sex Offender Database listing. We also obtain a Credit History Report.
Attorney Prepared Lease
Assuming the tenant is qualified at this point, we will have a Florida Attorney prepare a comprehensive Lease for the tenant’s signature. We will then forward the Lease to you for your signature, or if you prefer, you can assign us a limited Power of Attorney allowing us to execute the Lease on your behalf.\
Managing the Rental
We will collect the initial rents and security deposits and will conduct a thorough Move In Inspection Walk Through with the tenant and provide them with details of how to have the appropriate utilities transferred into their name. Once the tenant takes occupancy, we will collect rent, make mortgage and / or Homeowners Association dues payments, pay any bills for monthly pool or yard maintenance, and coordinate and pay for any repair issues. We will hold a small reserve amount in your account to pay any unexpected costs, and then distribute the balance to you monthly along with a detailed report of income and expenses. At Year-End we will provide you with a statement of income and expenses and an IRS form 1099 that you may give to your accountant for inclusion on your income taxes.
Move Out
When the tenant vacates the property we will conduct a thorough Move Out Inspection Walk Through and compare that to the initial Move In inspection. In the event there are discrepancies between the two, we will charge the tenant’s deposit account and coordinate repairs. We will then disburse any security deposit balance to the former tenant.
